Summary/Objective:

Trimark Properties is seeking an experienced Director of Planning and Construction to lead our Company’s development team. Trimark Properties delivers construction projects through a number of vehicles, including a turn-key approach wherein we contract with a general contractor and/or a construction manager to deliver a project. Depending on the project size/scope, we also act as the prime contractor, contracting services with subcontractors and suppliers directly.

Every project begins with a vision set by Trimark’s leadership team and partners. The vision is then translated into a design and detailed construction documents from which the vision can become a reality.

We are seeking a hard-working, team-oriented individual who can provide oversight to design professionals during the planning/design phase, and then provide oversight during construction either as an Owner’s Representative, overseeing the general contractor/ construction manager, or as Project Manager, managing subcontractors and suppliers, including crafting scopes of work, scheduling, project accounting, RFIs, submittals, etc.

The successful candidate will possess excellent communication skills to manage and direct design professionals, general contractors, construction managers, subcontractors, and suppliers. This will include developing scopes of work, scheduling, project accounting, RFI’s, submittals, etc. This position will work closely with the development team as well as Company directors, translating vision into reality.

Essential Functions:

  • Manage consultants, including architects, engineers, general contractors, construction managers, or subcontractors / suppliers.
  • Ability to deliver projects from start to finish within budgeted goals and timelines.
  • Oversee construction and design projects to ensure compliance with applicable codes, regulations, architectural standards, and contractual requirements.
  • Develop and proactively manage schedules from development/project inception through procurement, construction, and tenant occupancy.
  • Attend meetings, providing direction to consultants, being sure to take detailed minutes that capture that direction for communication to other members of the project team, including ownership.
  • Proactively manage all project related accounting, including change orders. This will either entail reviewing general contractor / construction manager applications for payments and change order proposals, or processing subcontractor pay applications and thoroughly evaluating / vetting subcontractor change order proposals.
  • Negotiate pricing and scheduling with consultants, contractors, and vendors to ensure efficient and effective delivery of services.
  • Maintain design and construction records.

Required Skills/Qualifications

  • High preference given to candidates who are living and working in North/Central Florida.
  • 5+ years in the construction industry, either working with, or as a design professional, as an owner’s representative, or as a project manager for a commercial construction contractor.
  • 5+ years of progressive management experience.
  • High level of demonstrated poise, tact, and diplomacy.
  • Must be able to read, write, and speak in English, with strong communication skills, both written and verbal.
  • Bachelor’s degree in Building Construction or Architecture preferred or architectural knowledge.
  • Design experience preferred.
  • Strong organization/prioritization skills.
  • Familiarity with construction management software and other industry software necessary for a successful project.
  • Proven ability to consistently meet or exceed goals.
  • Ability to work well with others, internal and external to the organization.
  • Ability to lead and to manage a team.
  • Established relationship builder with Gainesville-area subcontractors, suppliers and building officials is preferred.
