The community now known as “Heritage Oaks” began as the individual homes of two prominent Gainesville citizens. The Hurst and Pound families built the original houses on the Heritage Oaks’ land between 1935 and 1940. Mrs. Pound, who was one of the founders of the Gainesville Garden Club, surrounded the property with beautiful gardens, sitting areas, and rare and exotic plant species. After their deaths, the property was left to the University of Florida Foundation and once housed Charley Pell, the University of Florida’s Head Football Coach. After passing through other owners, Trimark Properties was fortunate enough to purchase the entire site in late 2001 and begin an aggressive restoration and development plan.

The Trimark Properties development team chose to restore the historic structures to their original splendor and build new luxury apartments on the remainder of the unused land. The final design for the new apartments complemented the original historic structures and created a common community. The resulting development, Heritage Oaks, has set a new benchmark for development in Gainesville.

To create the unprecedented community atmosphere, the finished design includes a formal internal courtyard with a “secret garden” charm. Within the surrounding brick walls, attractive landscaping and hardscaping join the buildings. Added features include two water fountains, brick patios and gathering areas, abundant brick flat work, and eco-pavers to protect the valuable heritage oak trees on the property. A sprinkler system services the property and public easements. Individual porch swings beckon from balconies overlooking the trickling water features. Trimark also added formalized parking, complete storm water retention on-site, and an on-site laundry facility. A cutting-edge Ethernet network runs within each historic home and modern luxury apartment at Heritage Oaks.

With a historic brick privacy wall winding its way around Heritage Oaks, the development has all the charm of the 1930s and all the modern conveniences of the new millennium. Best of all, the final design maintains the original, park-like setting.

Great attention was also paid to the interior renovation of the historic buildings, which included both houses and apartments. The hardwood floors of the historic homes were polished, built-in curios and bookshelves were restored, and hidden lofts were renovated for added charm.

In the second phase of the development, the new apartment buildings were built on-site. Trimark Properties added one and two bedroom luxury apartments, which were successfully designed to flatter and reflect the historic elements in the immediate neighborhood. On the exterior, the resulting luxury apartment buildings look like historic homes and fit in seamlessly in the historic neighborhood. Complete with walk-up garden porches, these apartment buildings have a strong historic charm, rather than the standard box-like look found in contemporary apartment complexes.

In Summer 2004, after years of development work, the Heritage Oaks community was completed. Excited residents moved in during late July and early August. The historic buildings had been restored and updated with all the modern conveniences such as phone, cable, Hi-Speed Ethernet, dishwashers, washer/dryers, pre-installed ceiling fans, and more. The new apartments include a long list of luxury features, such as balconies with modern porch swings, walk-in closets, washer/dryers, built-in curios and bookshelves, plant shelves, dishwashers, porcelain tile, Hi-Speed Ethernet in every room, and even built-in color TVs in the kitchen.
